and in Texas, the values are not recorded by law. (that state has 0 rights in this regard)
they can ask you (and do) , and you can cop the 5th, I do and did, and will forever do that.
so therefore, mr. expert advice. the values are not public domain !
Only the buyer and seller and agents know the negotiated price. ( in Texas we have more freedom !) yah.
I’m not so sure the MLS even has the correct data on sales. after all it is PRIVATE here.
I bought my fine home here and for 120k below market (so called market lies) (i paid dirt +const costs new)
Mr. expert. try talking to neighbors, get off your duff and talk to real people.
and if lucky can find out what homes sold for in your neighbor hood.
or
calculate land price ( check them local) actual listings.
then call a contractor and ask for buildings costs for your new lot. ($64.00 sq/ft, building only ,E.texas)
add A + B +C – value ( C is the upgrades from a new home) like landscaping but don’t expect money for a pool, as not one has sold on this block with a pool (over priced , fine homes) (pools add maybe 25% sold/value)
So, consider Texas with due care. ( and values are REALITY, now.) and can be a moving target.
